Information about the Granbury, Lake Granbury, Decordova Bend, and Pecan Plantation Area 

The Granbury/Lake Granbury area becomes home to thousands of new people each year because of the quality of life provided by its small town atmosphere with the amenities of a much larger city. 

Granbury is about 25 minutes southwest of Hulen Mall in Fort Worth--a major shopping area; it is about an hour drive from DFW Airport. Major medical hospitals are about 30 minutes from the area.  

Rich in Texas history, Granbury is also a progressive city. In 2004, the city was featured in the Wall Street Journal as a great example of the new "Micropolitan" cities where much of this century's economic growth will take place.
In the summer of 2005, Granbury was again featured in the Wall Street Journal for being the first city in America where a public-private partnership was used to complete one of the first Wi-FI systems in the country. 

Tourism is one of the city's strongest economic generators. With more than 25 bed and breakfast inns, several new hotels, 3 live theater productions and riverboat cruises, aquatic activities onlake Granbury, shopping and dining on the historic square, vistors can enjoy an alternative to Branson, Mo., in a unique destination much closer to home. 

The 1886 Granbury Opera House set attendance records during 2006 with its musical productions, while art exhibits and cultural events are offered throughout the year at Tarleton's Dora Lee Langdon Center and the Shanley Art Center. 

Outdoor lovers can enjoy lake activities, golf or hiking and biking along the 2 1/4 mile "Momenets In Time" trail that begins at City Hall. 

Granbury hosts several festivals and events annually such as General Granbury's Birthday Celebration, the Candlelight Tour of Homes and the Chamber of Commerce's Fourth of July celebration and fireworks display over the lake.

Short Sales >2. How to Request a Short Sale

If you are facing foreclosure and are considering selling your home as a short sale as an out, get in touch with a trusted real estate professional immediately. They will be able to assist you in the process of requesting to short sell your home.

  1. Your real estate agent will most likely tell you that some banks will not allow a short sale to happen. Contact your lender’s loss mitigation department and speak with a supervisor. Explain your financial situation and ask if you qualify to sell your home as a short sale.
  2. Ask the supervisor what documents you’ll need to proceed and make copies of those. (Depending on the lender this could be anything from bank statements, tax forms, pay stubs, etc.)
  3. Ask your real estate agent to come up with a comparative market analysis report to show your lender how much the home is worth based on home sales in the area.
  4. Write a letter of financial hardship detailing the reasons you are no longer able to make payments on your home.
  5. When you’ve completed all the aforementioned necessary paperwork, compile it together and mail it to your lender’s loss mitigation department.
  6. Pending your short sale application approval, request a deficiency release from the bank. The release absolves you of any obligation to pay the balance on the mortgage. If the bank refuses, continue to press the issue.
